It’s a smart move, really. Buying and/or selling a home is one of the biggest financial investments most people ever make. There aren’t many homes on the market today that you can buy or sell for less than $100,000. If you had such a high dollar legal problem or tax issue, wouldn’t you hire a professional attorney or CPA to help you? I think if you weigh the cost against the risk, you will definitely see the benefits of working with a good real estate agent. Once you do, chances are you will use your agent every time you make a real estate transaction.
It is good to know there are two types of real estate agents too—a listing agent who works for the sellers and a buyer’s agent. Many REALTOR® put most of their energy in one or the other, but some focus on both. It is also good to know that many buyers sort of just fall into a situation with an agent, due to a sign they see or an open house they may attend. But either way, if you are familiar with the many services of a good REALTOR®, you will be better prepared to make a good decision and move forward.
The benefits are many. A good REALTOR® will:
- Help you determine the BEST selling price for your home based on the evaluation of the current housing market, a comparative market analysis and several other pertinent factors.
- Create a great marketing plan to get your home sold quickly, for top dollar. They will market your home to other agents, the public and their other personal contacts. Studies have shown that a large number of real estate sales are the result of agent contacts through previous clients, referrals, friends, family and personal contacts.
- Make suggestions for repairs and improvements that will significantly enhance the salability of your property.
- Help you (the seller) objectively evaluate every buyer's proposal without compromising your marketing position.
- Help you (the buyer) write a legally binding, win-win agreement that will make it through the often complicated purchase process.
- Help you determine your buying power and financing options and refer you to the best lenders based on your specific needs. Many lending institutions have limited choices for mortgage loans.
- Assist you in your home search. You agent has resources that you may not have access to. It will be important that you are aware of ALL properties available to you. If you want to start your home search online, I would invite you to check out the awesome map-based MLS search feature on my website. You will absolutely love it—guaranteed.
- Guide you during your home search by providing not only objective information about each property, including the potential resale value, but also valuable community information as well.
- Help you negotiate (whether you are buying or selling). There are lots of negotiating factors and your REALTOR has experience that will be very helpful to you. They will also be able to advise you regarding any necessary inspections and other reports you may want to see. If you would like to know more about this, feel free to give me a call.
- Guide you through every step of the home buying and selling process.
